With sunny skies, palm trees, and plenty of privacy, the resort-style backyard is designed for relaxation and entertainment. A shimmering pool and spa are the centerpiece, surrounded by multiple lounge areas including an outdoor sofa, poolside loungers, and Adirondack chairs set around a gas fire pit. You’ll also find a grill and outdoor dining table among the expansive patio and green space.

OUTDOOR LIVING SPACES
You can’t help but relax in 10 Palms' thoughtfully designed backyard. With a full privacy wall, it’s your own oasis with stunning mountain views, towering palm trees, and multiple seating areas. Enjoy coffee on the shaded patio, then lounge by the 8-foot deep end of the amazing saltwater pool in the Palm Springs sunshine all day. The pool’s ambience is customizable with changeable colored lights, easily controlled through an app. For added convenience, there’s an outdoor shower with both hot and cold water, perfect for refreshing after a swim. When you’ve worked up an appetite, fire up the Weber gas grill and dine al fresco. As night falls, the outdoor fireplace adds a cozy touch, followed by stargazing in the bubbling hot tub. It doesn’t get much sweeter than this.

If you’re in need of a workspace, the office in the expansive light-filled garage allows you to check in back home with views of the pool. Every room is equipped with its own Smart TV or Apple TV, ensuring entertainment options tailored to your preferences. High-speed internet is available throughout the space, providing seamless activity. The sleek custom kitchen boasts high-end appliances and an accompanying open dining space that’s flooded with natural light. Rest assured that dogs are warmly welcomed in 10 Palms. We provide food bowls, as well as dog ramps and gates on-site for your convenience. Please remember to clean up after your dog to ensure a pleasant environment for all guests.

SLEEPING QUARTERS
Decorated in calming neutral hues with windows showcasing refreshing greenery, the two King bedrooms are havens for a peaceful night’s sleep. Each spacious, well-appointed bedroom features Eastern king beds with 100% latex mattresses for the utmost comfort. Additionally, 55” Sony OLED Smart TVs adorn the walls of each bedroom, providing entertainment at your fingertips. These bedrooms share a hall bathroom, complete with a bathtub and walk-n shower, conveniently situated between them. The primary bedroom also features sliding glass doors with direct access to the backyard, providing an extra touch of luxury and a seamless connection to the outdoors. Guests can also enjoy the second bathroom located off of the garage with access from the pool.

CANCELLATION/REFUND For Short-Term Stays (28 nights or less)

Direct Bookings on www.acmehouseco.com or Via Phone* for stays of 28 nights or less:

• 100% Refund for Cancellations within 48 Hours of Making Booking - ACME House Company will process a 100% refund for cancellations made within 48 hours of making a booking.
• Greater than 60 Days Prior to Arrival - Guests will receive 100% Refund of all Reservations Charges
• Greater than 48 Hours from Booking and Between 30 Days - 59 Days Prior to Arrival - Guests will receive a refund of all Reservations Charges (Except Booking Fee).
• Greater than 48 Hours from Booking and between 8 & 29 Days Prior to Arrival Prior to Arrival - Guests will receive a partial refund of 50% of all Reservation Charges (Except Booking Fee).
• Greater than 48 Hours from Booking and 7 Days or Less Prior to Arrival - 100% of All Reservation Charges are considered earned.

CANCELLATION/REFUND POLICY For Long-Term Stays (29 nights or longer)

Direct Bookings on www.acmehouseco.com or Via Phone* for stays of 29 nights or longer:

• Greater Than 6 Months Prior to Arrival - ACME House Company will process a 100% refund for cancellations that are more than 6 months prior to the Arrival date.
• Greater than 91 Days and less than 6 Months Prior to Arrival - ACME House Company will process a 100% refund of all Reservation Charges, except the Booking Fee. 
• Greater Than 60 Days but Less Than 91 Days Prior to Arrival - Guests will receive a partial refund of 50% of the Reservation Charges and Booking Fee. All other costs and fees are refunded, including cleaning fees, security deposit, and any utility fees. Any special services ordered that cannot be canceled in time to receive a refund will also not be refunded.
• 60 Days or Less From Arrival - 100% of All Reservation Charges are considered earned. All other costs and fees are refunded, including cleaning fees, security deposit, and any

The house itself was lovely and the neighborhood is very cute. Be aware though, that Palm Springs has incredibly strict restrictions on short term rentals. They were good at communicating that, but it was communicated A LOT…almost too much. However, because of these restrictions it was a very peaceful neighborhood.

We thoroughly enjoyed our stay. The home is updated, functional, and nicely appointed with modern appliances. The swimming pool, hot tub, and back yard in general are all very well maintained. ACME was helpful and responded to text communication promptly. All in all an excellent mini vacation. Looking forward to our next stay. As a side note, P. Springs has noise ordinances pertaining to outdoor speakers or just noise in general. We actually enjoyed this as it ensures a quiet and peaceful experience relaxing around the pool and hot tub.

The house was immaculate

The house was immaculate, and smelled very clean upon entry. The location is perfection as it is very close to downtown, restaurants, shopping and street fairs. We were able to Uber anywhere for less than $10. I cannot say enough about the backyard. It is your own personal oasis. The pool and sauna were very easy to work, very convenient, very private and relaxing. Air conditioning works great and the host thought of all the small conveniences that you would have at home. We had a really good time and we will go back to this location when visiting Palm Springs in the future. Communication with the host was smooth and easy….. we give this place a 5 star overall recommendation.
